The role requires the ability to lead sourcing initiatives, contracting and partnering strategies and have a good overview of cost estimating fundamentals.
Responsibilities include:
Ability to manage sourcing activities by preparing, issuing and evaluating bid and RFI/RFP requests. Negotiate and finalize price, quality and delivery.
Develop, lead and implement sourcing strategies and contracts for janitorial services across North America.
Identify and partner with partners to identify and generate opportunities on cost reduction, cash improvements, service provider consolidation, utilization and delivery.
Monitor, evaluate and report service provider performance and be able to source and qualify new service provider as needed.
The successful candidate must have experience in purchasing, contract negotiation, competitive cost and price analysis. Janitorial and/or facility maintenance experience is preferred. Excellent strategic decision making skills, conflict resolution skills and presentation skills. Bachelors degree and 8+ years of sourcing experience in relative field. Must be able to travel to San Diego and Rancho Mirage on a regular basis.

Job Description
As a Home Service Specialist (HSS) II you will be responsible for the processing of loans approved by an Underwriter or an automated decisioning system within designated signing authority limits.
You will be responsible for clearing conditions and issuing changes to the terms on previously approved loans.
The HHS II will be responsible for, but not limited to, verifying conditions of approval which may include customer income/assets documentation. In addition, you will resolve routine title issues including, but not limited to the following: vesting issues, child support liens, judgment liens, mechanic liens and undisclosed liens reconveyances; may processes subordinations; resolves appraisal disputes; depending on channel, may coordinate closing activities.
You will also be required to maintain a high level of customer service by being proactive in communication with customers, may include banking center associates, realtors, etc.
The HSS II will be the focal point of communication with customer and sales force in the closing process of the loan
Job Requirements
Two - three years of experience in a loan production environment
Knowledge of conventional and/or government guidelines
Knowledge of processing underwriting and/or closing procedures/federal lending regulations governing real estate lending
Ability to manage a heavy pipeline of 50 plus loans
Strong written and verbal communications skills, teamwork and customer service skills
Self-motivated and highly organized
Ability to prioritize multiple competing tasks
Flexibility to work extended hours during heavy workload periods.
Desired Skills
Familiar with FHA and HUD guidelines
Government Processing Experience
Mortgage processing experience
LPS and AWD familiarity
